Residences at Crawford Farms

My sister and I moved in last july and we noticed some problems in our unit right away. The kitchen sink drain was loose and leaking water, the vent inside the bathroom looks like something was trying to crawl through, and it also made a weird noice when it was cut on. Other than that it didn’t seem like there were any issues, but I was wrong. They claimed they were going to fix the vent, they never did, and our lease is over next week. The roaches slowly revealed themselves and the AC stayed... going in and out. They claim AC is one of their maintenance emergencies, but take forever to come service it. When they do come they say nothing is wrong with the ac when it’s obviously something because its 80 in the house and its set to 71 SMH. We’ve been here a little over 6 months now. My husband and I heeded the reviews and there WERE roaches when we first came in. I don’t want to hate too much cause we actually love it here, but some things are inconveniencing… so let’s begin with our unit! we were meant to be on a completely different street. They didn’t have our unit ready and did not tell us they switched it until we came in to finish signing the lease. We had already forwarded our mail to our new address so that sucked.

These... are NOT the typical full sized washer/drier units either they hook up to the sink. There is no W/D hookups, and no laundromat inside the hallway of the units either according to the leasing office. We opted to not use it since in our unit, the W/D was in front of the fridge and blocked the entrance to our pantry. Maintenance told us some units block it and some don’t, check on that before you move in. It was very filthy when we moved in and there was a dead roach in the sink. The floors took 10 mop throughs to come back and be NOT the same color as chocolate milk. My husband and I bombed, and a whole colony of roaches came out. We caulked every single inch of the crevices we saw, (which was A LOT) then covered our vents. Put out borax traps. Everything we could to get rid of them, and we have not seen a lot since. It is summer so we have seen 1 but I assume it is from neighbors cause no matter WHERE you go, if someone has roaches they may come your way no matter how clean you are, just do what you can. Since they ripped up the carpet and didn’t bother redoing the baseboards, there were a lot of cracks and holes to fill with bait. They will most likely NOT come to your unit to do this, so if you don’t have that type of patience, I recommend looking elsewhere cause my neighbors ALSO had like 1 inch off the ground baseboards. These apartments are nice and spacious but they need some TLC. It’s summer time now so we noticed gnats sneaking in the windows and flies. We only have a screen on like one window lol. Often times other residents leave the front door of the building open so more bugs fly in.

We don’t have a lot of maintenance people working here (06/2025) so the requests can be sort of slow BUT they get to you as soon as possible. They even had the property manager come out and make sure that requests were being filled, she personally came to our unit and had them unclog the drain. (Still stops up though. Please don't let these pictures fool you. These apartments are full of roaches. There is no other way to say it. The staff is very helpful before you sign the lease but after it's as if you or your problem does not exist. The roach infestation is real and is not going anywhere. Look we had roaches DAY ONE. As soon as we entered the apartment and turned on the light. This is just disgusting and embarrassing. If you truly are looking for a honest review to make a decision please take heed.

I would definitely be hesitate to recommend Crawford Farms to anyone. In fact I wish Some of the other reviews were available prior to my move in. I too, was told I was moving into a remodeled apartment and assume now that only means re-painted. My move in date was pushed two weeks due the apartment not being ready for move in and on the new date, the leasing agent was unaware of the new date SHE provided. Multiple material and maintenance issues to which were never resolved. And to top it all... off there was no security deposit albeit the apartment being returned better than when leased to me. First - we moved into a "remodeled" apartment. "Remodel" is a joke. There were so many items that were clearly not done when we moved in. It took them 6 months to "finish" them. This includes doors and windows not operating, a hole in the bathroom wall, etc.

Next, if you make a single complaint about a fellow tenant, they'll first demand that you confront that tenant personally and then use the complaint as an excuse not to renew your lease.

Next, they'll change parking decals and won't tell... you, which will result in your vehicle being towed to the tune of $150.

Next, you'll get roaches in your apartment thanks to your neighbors and they'll send pest control but their pest control sucks so it's never dealt with and you can't hire your own.

Next, the walls are paper thin so you'll literally hear everything your neighbor says/does, even if they're quieter.

Next, all units share an entry and they rent to smokers and drug users so plan on having pot and cigarette smoke in your unit. If you complain to the office, they'll just tell you they don't guarantee units are "smoke free".

Lastly, they're never in the office, never answer the phone, say they have a courtesy officer but you'll never see them. The grounds are dangerous - gun shots and domestic disputes at all hours.

The complex is aware of all of this and they have done nothing to address. Instead, despite paying early for every single month I have lived here, my family and I are being put out because it's easier to remove us than to actually care about the property.
