This is a smoke-free environment, and any sign of smoking is a violation of the stay agreement, which may result in immediate termination and recovery fees beginning at $500. There is a $500 penalty for removing smoke detectors and a $200 penalty for lost key fobs. No outside guests are allowed without permission. One towel is provided per guest per stay. A valid photo ID is required to complete the booking. A maximum of 2 pets are allowed (40lbs combined), excluding Pit Bulls and Bull Mastiffs or similar breeds, with an additional pet fee of $100-300 based on stay length, collected separately. All pets must be on a leash when outside on the property. A pet fee may be charged for guests traveling with an emotional support animal, and the presence of emotional support animals can be declined. To abide by all legal requirements and HOA rules, you will be asked to provide a copy of your official government-issued photo ID, confirm your contact information, pass through our verification portal and, in some instances, complete a criminal background check. Failure to provide these documents will result in a cancellation and denied entry. The minimum age requirement of the primary person booking should be 22 years old for out-of-town guests and 25 years old for local guests. No weapons or drugs are allowed, and police will be called for violating this rule. Guests must agree not to disturb neighbors at any time during the stay and must observe quiet hours from 9 pm to 8 am each day. The apartment is proactively monitored with decibel sensors for compliance with this noise policy. Check-in is at 4 PM, and check-out is at 11 AM (with a $75/hr late fee). Long-term guests (30 days+) will be subject to a background search and credit check.
