How Is This Rating Determined?

Management is always a mess

When I first moved in a few years ago, it was in much better shape. Since then, it has gone significantly downhill. There have been constant changes in management, and it shows. The property feels neglected, disorganized, and poorly run.

The biggest issue is communication — or lack of it. Management is extremely unresponsive and unclear, which makes even simple processes frustrating. Basic property management functions that should be standard operating procedure — like move-ins, move-outs,...
maintenance coordination, and resident communication — are handled inconsistently or not at all.

The staff themselves seem well-meaning, but they do not appear to be properly trained or supported. It often feels like no one knows what’s going on, and there is no clear system or accountability in place. This leads to unnecessary stress for residents.

Overall, the property lacks structure, consistency, and professionalism. It’s disappointing to see how far it has declined. I would strongly encourage anyone considering this place to look elsewhere.

I moved into Canvas almost three weeks ago, and it has been lovely. The management team is spectacular, the community is welcoming (and super aesthetic), and overall, it seems like it’s going to be a great place to live. I’d also like to note that the maintenance team is awesome, they have addressed all concerns in a quick timeframe.

Great home for young adults!

Being a recent college grad with an entry level job, it's difficult to find a decent place to live in the city. I must have toured a dozen or so apartment complexes before settling on Canvas as my home. After living here for a few months, I'm confident I made the right choice. My little studio apartment is packed with brand new amenities and thick walls that prevent me from hearing what my neighbors are up to. The amenities here are amazing. My friends love coming over to visit. The residents... here are respectful, clean, and quiet. The free coffee in the lounge makes my day when I work from home, and having an entire coffee shop in the lobby is a dream. I plan on making Canvas my home for as long as possible!

Apartment building is well maintained and clean. Amenities are nice, good location, very kind and helpful staff as well. One thing I don't like however is the varying cost of utilities for common space areas, often I feel like it is pretty expensive and feel this should be more of an expense absorbed by Canvas or have it be a flat fee.
