DO NOT SIGN

Management is unwilling to stand behind what they said once moved off the premises. Management was aware for months prior to move out that I was leaving plus the lease renewal was never signed. Yet, they are charging fees saying appropriate time was not given. Unwilling to work with me.

Not worth it, bad management

One of the most frustrating aspects of being a resident was the mandatory trash service. Not only is it an unnecessary expense tacked onto the monthly rent, but it also fails to deliver on its promise. Despite paying for this service, we are still left to contend with the perpetually overflowing dumpsters that plague the complex. To add to the financial frustrations, the complex forces a fixed, mandatory charge for renters insurance. This practice completely undermines your ability to shop... around and find a more affordable policy on your own, leaving you trapped with their more expensive, baked-in fee. The complex has also gone through multiple different management companies in less than two years. Each change brings new problems and a lack of accountability. The most glaring issue has been the payment portal, which has been a moving target that changed multiple times, causing confusion and stress when trying to pay rent on time.
The problems don't stop there. My air conditioning unit failed three separate times during the summer. Each time, the maintenance team was unable to provide a lasting fix, only temporary solutions that led to the unit breaking down again shortly after.
Adding to the discomfort, the entire building reeked of cigarette smoke, a constant and unpleasant reminder of the management's failure to enforce basic rules, they would only tape up a paper sign when it was brought up. This is particularly frustrating since the apartments themselves are not in great shape to begin with, and the door seals are bad, leading your apartment to smell like an ash tray as well.
You move in expecting a clean, functioning home, but are greeted with subpar initial conditions that leave you wondering if it was cleaned at all.
This disregard for resident welfare continues to the very end of your lease. No matter how clean and well-maintained you leave your apartment, the management will charge you for "repairs." This predatory practice feels like a final insult, adding an expensive and unexpected cost to an already frustrating experience.
I would strongly advise anyone considering moving here to look elsewhere. The constant management turnover, the ongoing maintenance problems, the unsanitary conditions, and the final unjust charges are clear indicators that this is not a place that prioritizes its residents. Save yourself the frustration and find a complex that actually cares about its community.

Briarbrook apartment's is an amazing place to stay. If your looking for a first apartment or just a place to call possibly your home. Your are at the correct place. Before choosing Briarbrook we did look at other apartments and Briarbrook took the Win. My lease is almost over and will say I am sad to leave. Living here is very convenient. They have a dog park (my doggies will miss), in unit washer & dryer, pool, gym, close parking, near by stores, restaurants gas stations and more. This is a... very quiet, calm, peaceful community with very friendly people. Anytime I did have a service request they responded immediately. Garbage picked up at your front door. I can honestly go on and on. I think for the amount that you do pay here it is very well worth it. I would definitely recommend this place. Briarbrook thank you for having us it was a pleasure! For all the bad reviews maybe you guys are seeing this place as a permanent home and also have to understand it's not your property and you are renting or maybe this place is out your budget. For us this was a temporary stay and we did understand not everything is perfect because they are APARTMENTS. But as we did stay here temporarily it was perfect for us perfect price and are now moving onto a Home. Thank you again!

Absolutely do not recommend

I visited the property as I was really interested in one of their upgraded floorplans. The price seemed very reasonable for what was being offered.

Upon arrival with a confirmed appointment, I tried to walk into the leasing office (door was locked). So, I stood in the lobby waiting. I was greeted by someone who opened the door only far enough to stick their head out and rudely ask if they can help me, as if I was interrupting them. I said I had an appointment. The conversation went like this...
"you have an appointment?" (Confused look). "Yes." "Name?" "(Said my name)" "Last name?" (Said my last name). Then, they closed the door. LMAO! Seriously, I wasn't there to intrude on anyone's personal time, I was there for a pre-arranged appointment to tour the property!!

After they apparently figured out I was correct, I was invited in, but the atmosphere was quite cold from that point forward.

I received some good information about the property overall, so I decided to continue and see the model unit. The doors to the buildings are unsecured, so that's a dealbreaker for me. The door leading into the building was absolutely filthy. I mean disgustingly dirty. Looked like it hasn't been cleaned or even simply wiped down in 10 years. The wall heating vent was completely broken and part of it was laying on the floor. The hallways were super dark and smelled bad. The model unit wasn't locked either (um, ever heard of squatters? Terribly unsafe for residents). The model unit looked as if it had been put together with half super old stuff and half new stuff, but it also could have used an extreme cleaning. I'm not even a germ-o-phobe, but I certainly felt like I needed a shower after that visit.

I absolutely would not recommend this property to anyone. If you're considering it, please make sure you see the Chestnut model. You'll see everything I mentioned here and you can form your own educated opinion.

Terrible Apartment Complex

The building has very thin walls and loud neighbors in our apartment building. We've complained to management but to no avail. We've been dealing with loud noises (washing machine, stomping with heels on, vacuuming, shouting, screaming, etc.) at LATE (12am-5am) hours of the night. We've sent video proof and were told that it didn't sound loud. There were holes in the building wall for almost 9 months that echoed sound even more. You can hear doors slamming all the time due to the lack of sound... insulation. I'm a heavy sleeper and my sleep has been constantly disrupted. We were told by our leasing agent that if someone is too loud or disruptive then you should call the police for extreme cases and they can build a case to evict the disruptive tenant. So, that's what we did. However, we learned that the neighbor is related to one of the staff. So perhaps that is why no further action was taken.

The sliding door lock keeps on breaking. (safety issue)

When we moved in there were nails in the carpet that weren't properly nailed into the ground.

Some tenants don't pick up after their dogs poop. We've seen people pile bags of poop on neighbors' cars or just toss the bags on the grass.

There was 4 months (maybe longer) of the main building door not locking (which by the way is a safety concern since we had a case of someone trying to break/enter through a unit recently)

We moved here because the rent cost was a couple hundred dollars cheaper and from appearance the complex seemed like a good compromise. This is not a real luxury apartment complex. I'd advice people looking for a new apartment to look elsewhere.
