Smoking, of any kind, is not permitted within or outside of the suites, including balconies, patios, or common and/or parking areas. Any sign of smoking is a violation of the stay agreement, which may result in immediate termination by security and fines of $500. There is a $75 per hour late fee for check-out after 11 AM. A $500 penalty applies for removing smoke detectors. No weapons or drugs are allowed; zero tolerance means police will be called for violating this rule. No outside guests are allowed without permission. One towel is provided per guest per stay. A valid photo ID is required to complete the booking. A maximum of 2 pets (40lbs combined) are allowed, with restrictions on certain breeds. An additional $100-300 pet fee based on stay length will be collected separately. Guests traveling with an emotional support animal may be charged a pet fee, and the presence of emotional support animals can be declined. Guests will be asked to provide a copy of their official government-issued photo ID, confirm contact information, pass through a verification portal, and in some instances, complete a criminal background check. A rental usage agreement must be signed, and guests agree to be bound by rental terms and conditions. Guests may be required to undergo a background check. The minimum age requirement for the primary person booking is 22 years old. Guests must not disturb neighbors at all times during the stay and must observe quiet hours from 9 PM to 8 AM. The home is proactively monitored with decibel sensors for compliance with this noise policy. Long-term guests (30 days+) will be subject to a background search and credit check. A $150 security hold on a credit card is required for incidentals, which is released 3-5 days post check-out, or guests may choose a $35.00 non-refundable damage waiver.
