Apartment Hell

I have only lived here for a few months, and I can already call this place the worst apartment I've been in.

Let us start with getting the apartment. I hate the AI system that was in place. It made everything inefficient, and I could never get the answers I needed. Talking to a human was completely impossible until I had to go through the whole online process before I could even talk to someone.

The process of picking up my keys, which I had to schedule a time for, was not ready by the time I...
was in the office. The office also gave a lot of merch, but there was a significant lack of information that should have been given instead, such as pool time/schedule (you have to pay an amenities fee for all they offer, but I guess you don't get to know when you can use them), a phone number to call the office, and instructions on how the apps work (more to come about contacting the office). When walking into my apartment, we had the kitchen countertop not attached to the actual cabinets, the toilet rocked, and the intercom was broken. The door to my section has also never shut properly... Which I would attribute to the reason why there are so many stolen packages. Some of us bonded to try and deliver each other's packages if we happen to see them.

I personally don't mind a run-down apartment since the rent was considerably less than a previous apartment I came from. HOWEVER, that soon changed when I quickly realized that my toilet was leaking. When I tried to call the office, it would go to voicemail, and I would never hear back. If I visited the office, no one was there, and the office was locked. I tried putting in many maintenance work orders, which would indicate that work was done, but the toilet would still have the same problem. As you can expect, I was quite concerned about water damage, mold (there was already a significant amount by the time I moved in), and my water bill. I put in a significant number of work orders only to see that the work orders were completed, but nothing was done. As you can imagine, this made me quite mad. I didn't realize that if you pick the wrong "category" for the work order, they would just say the work order was completed instead of changing it themselves or telling you that you did it wrong. This was quite annoying, as I can only see three categories on the app (I had to mess with the app significantly to find what I was looking for).

In summary, there is a lack of communication and organization at this complex.

apartment tour

Made an apartment tour appointment for 11am. I waited 20 mins and no one showed up. I called the number provided to me and was told they are running behind schedule hence why I waited the 20 minutes. Unfortunately no one showed up. I called to cancel my apartment tour. I understand they are running behind but better communication would be nice. I don’t believe that will be helpful for gaining new tenants.

Insufficient quality, much baloney

I lived in Imperial North for just shy of two years and have officially moved out recently. In the time I lived there I had bed bug infestation when the tenants above us moved out and shortly after we moved in (we were able to communicate with the exterminator and were able to prove that the upstairs apartment was indeed the source so we thankfully didn't get charged for their services), the following year I had a flea infestation shortly after the new tenants above me moved in around the time... we were moving out. I'm fairly certain that the ventilation between first and second floor apartments are shared which certainly helped escalate both circumstances. I personally bug bombed and vacuumed the apartment twice after our cat was diagnosed with fleas and we had moved most of our furniture to our first house. Our cat is strictly an indoor cat and the circumstance that we brought the fleas in ourselves is highly unlikely. (I'm quite confident I'll be losing my security deposit over this simply because I wont have the same luck proving my apartment was not the source this time around).

As for the apartment itself, It took quite a while for the hot water to heat up and at any point the hot water would cut in and out entirely at random so at any moment during your shower you'd get blasted with ice cold water and this happened extremely consistently. Mold also started to form on the ceiling above the shower. We always ran an exhaust fan and had the door cracked or open when showering so it couldn't have been a result of our behavior. Management is also very lax about unregistered vehicles on the property. The day before I turned in my keys I counted three cars without plates just in the parking lot outside of the rental office.

Now, shockingly, I do have a few positives to list. The apartments are very modern, affordable, and the carpets are proper, not Berber. There is central air, heat is included, the sinks have garbage disposal, and there is no shortage of off-street parking despite how many unregistered cars there are. The office staff and maintenance staff are extremely friendly and responsive. If you have a genuine issue, it will be resolved in less than a single business day.

If the quality of the apartments matched the friendliness of the staff, I'd recommend this complex to anyone but unfortunately after the experience I had, I cannot in good conciseness do so unless they're improve dramatically.

I'll just cut right to the chase and tell you the issues with the place. First, the parking, it's very tight! It's already difficult to park, but add in winter and some lackluster snow removal, and it makes it a pain. Depening on your apartment location, it may also be a long haul, the lots aren't situated too well for carrying heavy grocery store runs back to your place. Next, my favorite issue, the "security" doors to enter into the building. Almost every building here has a security door... locking issure, where the door should be shutting automatically, but half the time, it doesn't, or, just pull hard a bit and you should get it to pop open. Now, place a service call to the "d grade" maintenance guys and they will either offer you every reason they couldn't fix something, or that, "it's fixed". You take their word for it, yet when you look at their attempt to repair something, it's sad and on the way to breaking again. In their defense, they don't seem to have a budget, and the place is about 60 years old. Do not get an apartment facing directly on Dewey Ave either, unless you enjoy people racing by on their motorcycles and in their hot rods very loudly, as if in a race, all night long. Walk through the hallway to get to you apartment and you may encounter some foul odors coming from the uncleaned laundry room. The screens on the windows have all long outrun their life expectancy and leaving them open will result in a nice variety of spiders and silver fish making themselves at home. The floors are very creaky, so if you're in a lower, expect to hear every step and dropped item from your upstairs neighbor. Also try to get an apartment on the end, they have a better window configuration that allows better airflow, otherwise, you will notice accelerated mold growth on your heating/cooling registers.
