Artessa at Quarry Village

The only positive part of my experience living at Artessa has been the maintenance and front desk team, especially Moises and Andrea. They are consistently polite, understanding, and do their best to help whenever I reach out. Unfortunately, their great customer service cannot make up for the severe property management and safety issues throughout the community.

The access gates and garage doors are constantly malfunctioning. The garage door often breaks down, leaving residents locked out of... their own building, or staying unlocked and allowing unauthorized people to access the premises. Even worse, security is practically non-existent—I've seen three cars broken into with their glass completely shattered right inside the property.

The parking garage is perpetually filthy, and the breezeways are dirty and covered in bird poop. Even when they pressure wash, the results are far from satisfactory. Walking through the property is unpleasant because irresponsible dog owners don't pick up after their pets, and the administration does nothing about it.

What makes this even more disappointing is how management treats reliable tenants. I have always kept my unit in excellent condition, paid my rent responsibly every month as it should, and fully cooperated whenever maintenance needed access. When a leak from a neighboring unit impacted my apartment, I cooperated through 12 days of my kitchen being practically unusable while two industrial fans and a dehumidifier ran constantly—drastically increasing my electricity bill and limiting my freedom to meet online with my work colleagues (I work from home.)

Despite my consistent track record as a model tenant, management showed zero flexibility or empathy when I faced a personal emergency and needed to break my lease early. They refused to allow me to hand over the apartment early without paying out the remaining two months, declined to reduce the early termination fee, and refused to even offer a credit for the excessive electricity used to fix the leak caused by another unit.

It is frustrating to pay rent at a place that claims to be luxury apartments in a prime location when the grounds are unkept at times, vehicles are vulnerable to crime, and management offers zero support or goodwill to responsible residents in times of need. Unless management takes serious steps to repair the gates, secure the premises, and start treating good tenants fairly, I strongly recommend looking elsewhere.

Not a five because I see a couple of things not up to par on the property. Grass areas over grown, hallway walls broken, fans not working or look broken, maintenance not yet fixed things with more than 2 weeks to fix on an empty apartment.

It has been a great in the neighborhood. Artessa management has provided more assistance and rewards program for the residents, to make the last two months more enjoyable. There are a couple of new businesses: Season52 and Home goods in the Quarry area market. Great addition!

It's decent compared to the other options. The maintainance of the door locks could be improved. They stay locked even if I have entered in my code multiple times.
