Decent, some shortcomings

Rent price is fair, the complex is pretty quiet and usually well-maintained. Maintenance personnel are friendly and have done well for the few things we have requested (light bulbs, lock replacement, etc).

Some drawbacks:
The pool and hot tub in the back of the complex (the "resort style pool with waterfall") is not heated and we have been given some the "we'll follow up with maintenance" response a few times with no ETA for the fix. The front pool works fine but is the ONLY one for 300 units...
or more, so it gets crowded (lots of kiddos).

People around here really do not pick up after their dogs. Signage and bag/trash stations are everywhere, but people still don't do it. Not the complex's fault, just a reality of the situation.

Valet trash is fine I guess but it is a forced charge that cannot be removed from the rental agreement. I find it more inconvenient than helpful because you MUST bag the trash in the provided trash can and leave it outside until it gets taken away. It takes me literally 60 seconds to walk back and forth to the dumpster to do it myself and avoid not having my kitchen trash can for a couple of hours. Minor issue, but a payment I'd rather do without.

Love the community it feels safe; the amenities are good not excellent but good. Occasionally you have to deal with others not making their trash all the way in the trash can but other than that I don't have a lot to complain about.
