Smh

I’ve been staying here over a month now and I have not been the happiest. It took a long time for an apartment to even be ready for me by the time I was looking to move. I had to wait an extra 2 weeks for the apartment they gave me to be not the best. The cleaning crew did not do such a great a job. I on the first day I moved in my dishwasher did not work! It had dirty smelly water in it and still till this day it does not work! It has been over a month! I put a maintenance request online the... first week no type of feedback. I called the leasing office multiple times still no one called me. I even sent a email to the manager still no feedback. I had to leave a voicemail to finally get something going on.good luck getting an answer from the leasing office by calling. By the way my kitchen sink was leaking water any time I used it , so I had to put a bucket under there to catch water. My front, bathroom, bedroom door didn’t latch on. None of the vents on the floors are screwed down and also had a lot of dirt and dust from previous renter. I have not received any mail in my mailbox which does not lock! I don’t even think they gave me a key for the mailbox. I ordered something online and still haven’t received it but it says it has been mailed. I’m pretty sure I’m expected to pay the full amount of rent for a apartment that was not 100% clean and working for a tenant. I paid over 3k to move here! I love the area and the apartment is usually quiet. What compensation does someone get who paid over 3k and didn’t receive everything that was promised in the lease binding? I’m really not happy at all! I recorded a video my first week here of everything.

Impossible to Schedule a Tour

After trying to contact the office I scheduled a tour with an AI agent that set me up on a Saturday. I got a text several hours later saying it was unavailable, and in maybe 6 texts over the course of about 6 hours they set me up for an appointment time on a Thursday at 4 pm when I was discussing between 11-1 on a Tuesday. Made no sense. I called about 6 different numbers from this website, zillow, rent.com, and google, but all rang out and led to the AI agent. I finally called and requested... "Resident Services" instead just to talk to a real person. She claimed it was an AI texting, but with 2 1/2-4 hours between texts, that's impossible. We set up an appointment the next week, but on the day of I received a call at 9:15 am saying they were cancelling, as well as two identical texts cancelling. These said they were "short-staffed" with only 2 people in the office, and to call to reschedule. I called the number they gave and left a voicemail at about 9:30 am (they open at 10 am) on Friday and received no response until a "oops, it seems we missed you!" on Thursday the following week. I told them I no longer wanted a tour, as they cannot possibly timely take care of residents if they can't reply to a future resident until a week goes by, after giving the run-around on scheduling an appointment in the first place.

BEWARE OF FRANKLIN HELLS/LAKES

This is the worst apartment ever! Let me start off by saying I’ve been staying at the lakes/Franklin for almost 2 years now. The management has constantly changed. I guess the constant changed is the reason that the apartments are so bad but let’s not make that an excuse.I’ve been dealing with an outstanding mole problem in my ceiling. I’ve been dealing with an outstanding mole problem in my ceiling for almost 5 months now. In the process right now of seeking legal action for the negligence,... the unprofessionalism, and pure lack of respect for my time. Tiffany in the front office that answers the phone is an outstanding worker, but the people in a higher position that she’s in are incompetent and have no respect for anyone else’s time. Zelle or whatever the new manager’s name is is very rude and doesn’t care about anyone’s time. Purposely created a meeting with me for the mold problem and brush me off. I’ve called off of work at least six times to get this situation in my apartment Rectified but it seems that Frank/Lake has no intent on fixing the situation. Anybody that’s thinking about moving to Lakes/Franklin your chances of living in in a cardboard box. It’s way better than moving here. And it’s not all Franklin‘s employees. The maintenance man do their jobs to an extent shout out Carlton, will, and Brett. Everyone else in the front office that’s not care about their job and does not care about the residence at Franklin/lakes horrible place to live and I’ve lived in many places around the country. This by far is the worst. Super frustrated that I can put a zero star under this review because that’s exactly what they deserve

we’ve taken to address your concerns.
While the lea k appears to have been occurring for some time, it was first reported to our office at the end of January. Once notified, repairs were completed on February 7th, and we were not made aware that the leak had returned until you submitted a work order on March 24th. Unfortunately, a scheduled drywall repair on February 24th was missed by our contractor, and we weren’t informed, further delaying resolution.
We attempted to enter your apartment on March 25th to assess the issue, but due to a loose dog and no one being home, we left a notice and were unable to proceed. Since then, we’ve continued working to coordinate repairs.
We remain committed to completing the necessary repairs and working toward a resolution. Should you wish to speak further, we ask that you please reach out directly to the on-site management team so we can ensure clear and productive communication moving forward. Thank you.

Good apartments

I’ve been staying at the lakes apartment for 2 years now I can say things have improved since I’ve been here. Upgraded gym.. pool.. balconies,, fireplace, high ceilings not much drama in the area maintenance isn’t bad either also comes with in unit washer & dryer very convenient place to live

Parking

The Lakes have paid parking carports, however they don’t do anything about someone in your paid parking spot! I contacted the Southfield Police Department and they were going to tow the car if The Lakes approve it, but they didn’t. This is such an inconvenience to the residents! Especially when someone is parked in your paid parking spot for days!
