Looks Great Until You Actually Live Here

TL;DR: Attractive “renovated” units, but ongoing smoke intrusion, poor sound insulation, unresolved water damage, and ineffective management.

Canterbury advertises itself as smoke-free, and the lease prohibits smoking. Despite that, smoke from the unit above repeatedly enters our apartment through the vents and fills both bedrooms and the bathroom. We documented incidents throughout June and July.

Management’s inspection consisted of maintenance briefly stepping inside to smell the apartment,...
without investigating the vents, HVAC system, walls, or source of the smoke. I was told there was “nothing we can do about it.”

The ceilings are also extremely thin, and noise from the unit above regularly disrupts sleep.

The bathroom ceiling began deteriorating about one month after move-in. Maintenance completed a repair on July 6, but roughly two weeks later the ceiling is still leaking, orange-colored liquid is running from the ceiling seam, and mildew-like spotting has returned. The attached videos show the condition after the repair.

The early termination fee is clearly stated in the lease, and I was aware of it when signing. Canterbury has confirmed that it will not negotiate the fee, even when ongoing issues remain unresolved.

Based on my experience, I would not recommend moving here.

They will give you the run around

I applied for an apartment on July 5th with a scheduled move-in date of July 15th. Throughout the entire process, communication was inconsistent and unprofessional. Despite repeated calls and messages, I was constantly told someone would get back to me so I could complete the remaining requirements, yet no one ever did. On July 14th, just one day before my move-in, I was told my application still wasn’t ready, even though I had submitted all the required documents well in advance.

office repeatedly shifted their requirements after I had already complied with them. I provided everything they asked for; proof of income, bank statements showing available rent funds, check stubs, etc. Yet they continued to ask for more, in a way that felt invasive and unreasonable. When I asked for a standardized list of requirements, I was sent an unprofessional, typed-up list that did not appear to be official, which raised further concerns about fairness and consistency.

They also pulled a bait-and-switch tactic with the apartment unit. After locking in a specific unit and rate, I was later contacted and told that unit was no longer available only to be offered the same exact layout for a higher price. It felt misleading and exploitative.

Overall, this experience was not just frustrating, but felt discriminatory. If you value transparency, professionalism, and basic respect during the rental process, I strongly advise looking elsewhere.

Not worth the trouble

Don’t do it. Save yourself the trouble. I moved in the weekend after Thanksgiving and it has been trouble ever since. I have put in at least 20 maintenance requests and 3 have been successfully completed. The office ladies tell you what you want to hear to get you in and then once you move in you will never get in touch with anyone again. There is always an excuse why things are never done. The maintenance man was in the hospital, the maintenance man had surgery, the maintenance man fell. I... could go on and on. The point is, nothing gets fixed ever. My storm door was broken when I moved in. The day I moved in I had to call emergency maintenance to come break the door to let me in. He promised to come fix it and never did. It was broke for 4 months until we got some big winds in March and it broke the whole door piece. They finally came out and took the door down. They put in a big door but never replaced the storm door. I called for weeks to find out when it would be done. After over a month, the maintenance guy told us a scrapper came and stole the door before they were able to put it up! Last week when we asked about the door they said they would order it. So who knows what really happened because I’m sure it was never ordered. The excuses don’t stop. The AC here just doesn’t work. I see plenty of other reviews as well and the office/maintenance department just don’t care. It’s currently 89° outside and 83° in my upstairs. This is unacceptable. I have requested them to fix the problem multiple times and nothing gets done. They promised me a maintenance man would be out 3 different days last week and no one showed until today. Today the hvac man opened some of our vents and left. Didn’t make sure the ac actually worked or anything. So now I’m back to suffering and begging the office to do their jobs. I have called the office, I have spoke with the manager, I have called and emailed Wecare@beaconmanagement and nothing has been done. Like I said before, save yourself the trouble. This place is just not worth it.

better customer service

Very rude people here and I’ve never had so much of a hassle to move until I came in contact with this company . Manger is very rude and so are the employees!

Listing Info Always Innaccurate

I've tried calling this place several times to get more info about their listings, no one ever answers, I never get called back when I leave voice mails. The few times I've gotten through to someone, I'm always told that all the info listed here is wrong. Prices aren't accurate, unit info like the in-unit washer/dryer isn't accurate, when it says it's currently available it's actually not, etc. They basically said you have to pay all the upfront fees to reserve a unit before even inquiring about... info or getting a tour if you want to try and reserve the price, which is absurd to begin with but even more so when all their info is inaccurate.
