How Is This Rating Determined?

Poorly Managed

Current tenant who will be leaving after four years here due to poor management. When we received our lease renewal this year, rent was increased by 8%. We attempted to meet halfway and asked for just a 4% adjustment to stay, but management wasn’t willing to negotiate at all.

We could have justified some level of increase if the building were being properly maintained, but unfortunately that’s not the case. The elevators are a constant issue, often two of the three are down in a building with...
over 300 units. Try getting home at 5pm when everyone is coming back from work; it’s incredibly frustrating. Common area maintenance requests go unresolved, and basic upkeep just isn’t happening with dying trees and shrubs on the amenity level.

The building is all glass, yet the windows haven’t been washed in two years. Several of ours have broken seals and are permanently clouded with condensation, and they still haven’t been replaced after request.

On top of rising rent, there are significant additional costs: $175/month for parking, $90 mandatory cable, and around $200 for utilities. It adds up quickly to another $500 on top of rent.

The surrounding area has also struggled, there aren’t many walkable bars or restaurants, and it hasn’t bounced back since COVID. There was a cafe in the building but since closed I’m guessing due to rent increase as well. It’s disappointing to see rents continue to climb when the neighborhood and building conditions don’t reflect a “prime” location and “luxury” experience. Downtown workforces still haven’t returned yet they charge rent like it’s prior to 2020.

We genuinely would have liked to stay, but management wasn’t willing to work with us or reinvest in the property, it’s hard to justify renewing. If you’re looking for stable housing, you may be better off finding a place that values tenant retention and takes pride in maintaining their building and community.

Weidner took over and management is AWFUL

The building management since Weidner has taken over has been absolutely appalling. Thefts in the garage and crime in the building has gone up. Getting an email response from the building director or assistant director has been impossible (it's been two weeks to a month to get a response). Facilities are constantly out of order. They prioritize community events versus fixing amenities that are "sold" as a part of the community. They will charge late fees on ZERO balances and not tell you.

property management company does NOT care about residents in any capacity and will just ignore residents outright. I am not the only resident who cannot get an email reply for over weeks or MONTHS at a time.

Rapid decline since moving in

Since moving in to the building in early summer the building sold to Weidner. The decline (as others have mentioned) has been stunningly bad. The lack of attention and upkeep to common areas is the tip of the iceberg. There still is no true concierge service as the current "placeholders" are not nearly as detailed as the previous management. Amenities continue to break on a weekly basis, the third elevator was out of order for almost 90 days which resulted in 5 minute wait times to access the... elevators. Responses from management have not been timely and often go completely un-noticed. I've also noticed they've seemed to have raised rent along with the rapid decline, to which I do not see a correlation. Hoping things turn around but this is not the building I thought I was moving in to.

A never ending folly of failures

The building was recently sold….and holy crap I’ve never seen such a rapid decline. I believe it comes down to this…..pride. The previous owners were many things…and not always good. But they took ownership and pride in their responsibilities. Our concierge showed up early in the morning to check every nook and cranny in the common areas. She cleaned the coffee machines every morning. She checked the computers and the copy machine. She catalogued all the overnight deliveries and promptly got... them to the Luxer room. She may not have been much for small talk….but I got to come home every day knowing that things were being taken care of.

Weidner staff seem annoyed to be here. They’re clearly frustrated with all the complaints we’ve been giving them….but rather than be our advocates, they treat us like another annoying crisis to deal with right along side a building experiencing the first signs of being over a decade old. Greystar made it clear that they’d take care of us…..Weidner makes it clear they are tired of dealing with everything…including the residents.
