I was a resident here for seven years, from 2018 to 2025. While maintenance was generally quick and I never had any pest issues, I believe prospective long-term tenants should be aware of certain operational challenges.

The most consistent issue was the high turnover among office staff and property managers, with over five managers during my tenancy. This lack of continuity meant that verbal agreements, such as a promise of a free final month's rent, were not honored due to staff changes. Despite paying a $250 security deposit, I was charged $500 for normal wear and tear on flooring and walls after seven years. This included a fee for floor damage that was pre-existing due to an incorrect installation. When I addressed this, I felt the response was dismissive. This policy seems to put long-term residents at a disadvantage, as "wear and tear" is not considered.

Common building issues included frequent elevator outages and complex-wide false fire alarms, which often occurred in the early morning. The community also had confusing and restrictive guest policies, particularly regarding the pool and parking, where guests were not allowed in the main garage and cars were prone to break-ins in other designated spots.

Water out thanksgiving morning, pool closed most of summer including 4th of July weekend, fire alarms going off over 10x in span of 1 year including twice at 3am-5am, staff and management extremely rude and uncaring even hung up on me while trying to get answers so the ever long list of issues with this place

Finishings are not maintained. Carpet is never replaced before move in, but you’re expected to pay for replacement after move out! Staff is extremely unprofessional. Property is littered with trash, BUG PROBLEMS, pet waste.

I have lived here for 6 months and that time the water has been shut off twice for repairs. Elevators have been down 9 times for a total of almost 2 months. There is no management, they don't care. This place was built in a year and they bought everything cheap. Its not luxury. Its a shame as it looks nice on outside but its just a danger zone. They allow people to part in every fire zone for days without care which is a risk to the residents. Worst place I've ever lived.

I have lived here for a little over a year.

Pros: Office staff are nice. Convenient location.

Cons: Leaks, mold, bugs, faulty appliances, lack of parking, dog poop everywhere, awful management/maintenance and questionable leasing practices.

When we moved in to a "new" unit, it was filthy and both bathroom ceilings had water leaking through from the toilets in the units upstairs. This (like anything else) took weeks to fix.

Next, there was water leaking through the wall into the master... bedroom's walk-in closet. This was due to the tub being installed incorrectly. Multiple items we had in the closet were damaged. Not even an apology from management.

Had no water for days due to emergency maintenance (aka, more consequences of poor construction). After water was turned back on, our unit and 3 units above us flooded. Thousands of dollars in personal possessions damaged. Management refused to move us to another unit and forced us to spend weeks in an unlivable apartment with dozens of unannounced (illegal) maintenance visits, including instances of them entering while we were in the shower, etc. Unit still has mold from this incident, which was months ago.

Windows need re-caulking on a regular basis to prevent dust and cold air from blowing in.

You pay for pest control monthly, but bugs litter the halls and often make it into your apartment.

Appliances that broke or became loud/unusable within a year: Refrigerator, Heater, Microwave, Washer.

There is no guest parking and garage parking isn't enforced. This effectively makes Blackwelder a one-way street that is difficult to navigate.

Gates are usually propped open and/or can be opened without a fob. Random non-residents wander around at all hours.

Lazy dog owners leave dog poop everywhere, even in halls and in front of other residents' doors. Using the bags Argon provides isn't hard.

Management feels no need to apologize for issues and no urgency to fix them, and maintenance staff don't know how to schedule or keep appointments, let alone announce their visits/presence.

Despite expressing my intent to terminate the lease months in advance, they claimed I hadn't submitted whatever form they needed for me to move out on my lease end date. They threatened to send me to collections if I didn't stay for an additional 60 days at an inflated month-to-month rate. Read More
