Not the luxury high-rise expectations I'd hoped for

I chose Cortland Museum District because of its location and the amenities that were advertised, and while there are some positives, my overall experience has been disappointing.

The office staff are generally friendly, welcoming, and greet residents with a smile. Unfortunately, that level of customer service has not translated into meaningful communication or problem resolution when issues have arisen.

The most significant issue I experienced was having my bicycle stolen from the property's...
secured bike storage room. While I understand that theft can happen anywhere, what was most frustrating was the lack of communication afterward. I made multiple attempts over the course of nearly two months to obtain updates and ask whether security camera footage had been reviewed, but I received little to no meaningful response. For a community that advertises secure amenities, I expected much better communication and follow-up after a serious incident like this.

Maintenance has also been a disappointment. The team has always been polite, but many repairs seem to be temporary fixes rather than lasting solutions. Instead of replacing worn flooring or properly repairing damaged areas, issues are often patched or painted over. I still have unresolved maintenance concerns with my flooring and bathroom despite submitting service requests.

I was also very concerned when maintenance entered my apartment even though I had specifically requested that they not enter unless I was home. I received no advance notice that they would be entering and no notification afterward that they had been in my apartment. Despite entering my home, the requested repairs were still left incomplete.

The building itself is beginning to show its age. The apartment interiors could benefit from updated flooring and carpeting, and many common areas, including the hallways and parking garage, would benefit from more consistent cleaning and upkeep.

For the premium rent charged at this community, I expected a much higher level of professionalism, communication, maintenance, and accountability. The location is excellent, and the staff are pleasant in everyday interactions, but those positives have not outweighed my experience with unresolved maintenance issues, poor communication, and the handling of a theft from a secured amenity. Had I known this would be my experience, I would have chosen one of the many other apartment communities in the Museum District.

Thank you for taking the time to share your feedback. We are sorry to hear that your experience has not reflected the level of service we strive to provide.

We sincerely regret that your bicycle was stolen. Although we reviewed...
several hours of available camera footage, we unfortunately do not have cameras with a direct view into the bike storage room itself. As you shared with our team, there was a period of more than 30 days between the last time you used your bicycle and when you discovered it was missing, making it difficult to determine when the theft occurred. We did verify that the bike room door lock was functioning properly, and you had also confirmed that the door was operating correctly when you accessed the room. Based on what we were able to determine, it appears the door may have been left ajar at some point, allowing someone to take advantage of the situation. Unfortunately, crime can occur in any neighborhood when opportunities present themselves, and we understand how disappointing this situation was.

In August 2025, you submitted a request regarding your flooring, followed by another request 12 days later that also referenced the flooring. After those were addressed, we did not receive any additional communication regarding your flooring until your new work order submitted in early July 2026. Unfortunately, the service technician who completed the original repair is no longer with our team, and without additional reports, we were unaware that the concern remained unresolved. We appreciate you bringing it back to our attention so we can continue working to resolve this.

Regarding your service request from July 3rd, the service notes show our service team completed the requested items with the exception of the flooring concern. We also confirmed that your apartment was entered without first contacting you, despite your request for notification before entry. This was an oversight on our part, and we sincerely apologize. While previous service requests had authorized entry without prior contact, we recognize that your preferences had changed, and we should have carefully reviewed the access instructions before entering your home. We have addressed this internally with our service team and reinforced the importance of reviewing entry instructions on every work order, regardless of previous permissions.

We also wanted to address your comments regarding the condition of the community. Over the past ten months, we have invested in several improvements, including replacing carpeting on the first floor and throughout our seventh-floor amenity spaces, updating furniture in several areas, and introducing some new fitness equipment. Our hallway carpets are professionally cleaned multiple times each year, and our first-floor and seventh-floor amenity spaces are cleaned daily.

During the week, our housekeeping team cleans the elevators and amenity areas each morning and checks them again before the end of the day. Weekend housekeeping staff also complete their scheduled cleaning; however, they finish earlier in the day and are not on-site throughout the afternoon and evening. Unfortunately, the condition of shared spaces can change quickly when people do not clean up after themselves, or those services have been completed. While we work diligently to maintain our community, we also rely on everyone to help care for the shared spaces. We certainly understand how frustrating it is when that does not happen, and we appreciate you bringing your concerns to our attention.

Cortland Museum District is a great place to live. Nestled in a quiet pocket of the Museum District, the location offers very close proximity to the most beautiful park in Houston, Hermann Park, including the McGovern rose garden, Houston Zoo and a golf course with miles of shaded walking trails, Miller Outdoor Theater and picnic areas for days. We consider this our backyard that we get to share with fellow Houstonians. The MFAH, CAMH, Asia society, Buffalo Soldiers Museum, Jung Center and Rice... University are just a few museums and institutions a few blocks away. The staff is just as great as the location. This curated group are personable and go above and beyond to make sure your experience of living here and your home is in excellent condition. The amenities are stylish and well-kept. The culture here is friendly. We know each other here on my floor and beyond. It’s good vibes here.

Unbeatable location and superb staff

My husband and I thoroughly loved our three years as residents of Cortland Museum District. We got to enjoy the Cortland team's recent transformation of the community with updated amenities and an interior design refresh, which truly elevated the resident experience! The apartments are well-appointed with durable, modern finishes and floor plans with large bedrooms and windows. The location can't be beat. Walking distance to MFAH, The Natural History Museum, along with several others. We loved... walking or ebiking to Hermann Park and Miller Outdoor Theater, the Houston Zoo, and countless local restaurants. The staff really make this community stand out though. Everyone is friendly and attentive, maintenance requests are handled fast and without issue, and the valet service is a cherry on top. We will genuinely miss living in this community.
