Cortland at Dulles

My experience with the leasing office has not been very positive. The staff, particularly the manager, do not seem very welcoming. I believe there is room for improvement in professionalism and customer service.

We moved into Elme Dulles at the end of September 2024, excited about our upgraded, two-level unit. Unfortunately, upon inspecting the apartment — which we had not seen in person beforehand — we found multiple dead and live roaches throughout the kitchen and closets. With no time to delay, we had to move in and immediately start managing the infestation. The leasing liaison apologized, claiming the issue wasn’t observed during their checks (which seems unlikely given the severity) and assured us... we’d be added to the weekly pest control list.

Despite weekly treatments since then, it’s now January 2025, and the problem has barely improved. We still encounter roaches almost daily. Maintenance confirmed that cosmetic defects, like a large cabinet gap we reported, require a contractor, but no updates have been provided. After our recent three-month update, management responded passive-aggressively, blaming “poor sanitation” while claiming pest control saw no activity — an insulting and disheartening response after months of patience and effort on our part. Emails from management are unsigned, leaving us unaware of who has been so dismissive.

Living here has negatively impacted our mental health. We’ve spent additional money on traps and sprays, while management fails to act meaningfully. It's been over 6 months since I moved out but still haven't received my deposit. Every time I calling I get told that they will check with the manager and call me back which never happens.
Update: 9 months and still being stalled.
Update: Almost 1 year, management changed but I still haven't received my deposit back. All I get is we will send out the check in the next two weeks. They don't even respond to my emails anymore.
Update (08/28/23): 1 year since moving out and still haven't received my... deposit check. Called the leasing office multiple times but I get a standard response of "We will check with the accounting department and call back". This place is over run by ROACHES!!!! And garbage. NEVER NEVER live here. I get my apartment professionally cleaned twice a month and we still have ROACHES. Animals get into the garbage and they dont even clean it up. There was a time when the large garbage was so full it spilled out into the street. They don't respond to service request through the website and if you have an emergency it takes them an hour to come to your apartment. They are extremely rude. The maintenance crew can be very rude, the leasing office is really bad at addressing issues and follow ups. Both alway seem disinterested in helping you. The unit has a shower with really low water pressure. I put in a request for it to be fixed, it took them almost two weeks to come look at it. He basically said nothing was wrong, closed the ticket saying he replaced the shower head (which he didn’t do), then left saying it was fixed. I’m confident that the fix which would have actually worked... was not as easy as replacing the shower head (most likely a valve not all the way open), so instead of being transparent and telling me, he left and gave me false confidence that it was fixed. As far as the leasing office goes, I’ve had SEVERAL issues (rental insurance verification, key fob not working after hours, incorrect fee amounts) brought to them.
